Slovenian Home Prices Rise 9.1%

New data from Eurostat and the Statistical Office of Slovenia place the country among the faster-growing housing markets in the EU. For investors, an equally important signal comes from commercial property, where transaction activity is rising sharply.

In the second quarter of 2026, residential property prices in Slovenia were 9.1% higher than a year earlier and 3.0% higher than in the previous quarter. Across the euro area, prices rose by 4.0% over the same period, and by 4.7% in the EU as a whole. Prices of existing family houses increased by 7.2% quarter on quarter, while existing flats gained 3.1%. In Ljubljana, the number of existing flats sold rose by around a tenth compared with the first quarter. Source: Eurostat

The underlying driver remains limited supply. According to Banka Slovenije, residential construction has grown this year, yet it still does not meet market needs. Since the second quarter of 2021, residential prices have risen by 57.0%, construction costs by 47.5% and average compensation per employee by 40.3%. In the second quarter of 2026 alone, residential construction costs were 6.0% higher year on year. Source: Banka Slovenije

Financing conditions also remain comparatively favourable. In August, the average interest rate on new housing loans in Slovenia stood at 3.2%, below the euro area average of 3.6%. Household lending grew by 8.4% year on year, with housing loans rising by more than 9%. The labour market remains supportive: registered unemployment is close to its historical low, and nominal wages were 7.6% higher year on year in July.

For commercial property investors, the most notable signal comes from transaction activity. Turnover in real estate activities rose by 31.8% year on year in the period to July, coinciding with a 25.6% increase in the floor area of commercial properties sold in the first half of the year. Over the same period, the number of residential transactions was 6.4% lower, which may indicate growing investor interest in income-producing assets.

Strong price growth alone does not determine the return on a specific property. Location, tenant quality, lease terms and the cost of financing remain decisive. In a market where demand continues to outpace new supply, carefully selected properties with stable rental income can offer both resilience and long-term value.
